🧺 Holiday let cleaning & linen software

The clean is only half the turnover.

bàzilo schedules cleaning and linen for holiday lets. It turns every check-out into a booked clean, gives the cleaner a link that works with no signal, and tracks the linen that clean depends on — flagging a shortage days before it costs you a review.

Your first property is free, permanently. In pilot across 6 properties in the UK and Slovenia. No card, no contract.

What it is

Scheduling for the day the guests change over.

bàzilo reads your booking calendars, turns every check-out into a cleaning job, and hands the cleaner a link that works in a basement with no signal. Then it does the part nobody else does: it counts the linen that clean depends on, tracks it out to the laundry and back, and tells you about a shortage while you can still do something about it.

🏠

For one property or sixty

Built to run six real lets across two countries, by the person running them. Not a pilot for somebody else's roadmap — the first property is free, permanently, so a single host and a growing agency start the same way.

👋

Nobody has to be taught it

Cleaners tap a link. No account, no password, no App Store, no training call. The laundry provider gets their own link showing collections and returns and nothing else. You get the desk view.

🧾

It writes things down

Photos stamped when they were taken, clock-ins stamped by the server, and a note back from whoever was standing in the room. So "was it actually done?" has an answer that is not a WhatsApp thread.

Where the name came from

It's basil. The herb.

Green, fresh, domestic — a house that smells of a window box rather than of bleach. That is the whole association, and it is the right one for a product about somewhere being clean before strangers sleep in it.

The mark is a basil leaf. Look at it a second time and it is a folded bed sheet. One shape doing two jobs, which is about as neat a summary of the product as a logo is going to manage.

The z is not styling. Slovenian is phonetic and has no argument about it — s is always /s/ and z is always /z/ — so the spelling fixes the sound in both markets. It ends in a vowel, so it declines properly rather than sitting in a sentence like a foreign object: v bàzilu, z bàzilom.

And a Slovene hears bazilika — basil, and also a basilica. We will take either.

The three ways a changeover fails

Nobody loses a booking to bad cleaning. They lose it to bad coordination.

Every one of these has a WhatsApp thread behind it. bàzilo exists because a thread is not a system.

1

The clean nobody was assigned

A guest amends their dates on Sunday night. The calendar updates. The message asking someone to move the clean never gets sent — or gets sent to a cleaner who is away. On Tuesday afternoon the next guest walks into yesterday's sheets.

Check-outs become jobs automatically. A moved booking moves its clean. Unassigned work is picked up by whoever is free and not on leave — and stays visibly unassigned until it isn't.

2

The cleaner with no signal

Half of the places worth cleaning have no bars. A basement flat, a thick-walled cottage, a service lift. Web tools built for a desk simply stop — so the cleaner reverts to memory and reports at the end of the day, if at all.

bàzilo keeps working with the aeroplane on. Ticks, notes, photos and clock-outs are held on the phone and sent when signal returns — and if anything can't be saved, the cleaner is told which job and how many photos.

3

The linen that wasn't back

The clean was booked, staffed and done. The bed still can't be made, because four sets went out on Friday, the laundry runs Monday and Wednesday, and nobody counted. This is the failure no turnover app looks at.

bàzilo knows how many sets each property owns, how many are away, and which run brings them back. A shortage is flagged days ahead — while you can still move a set from another property.

Live, on this page

This is the whole cleaner interface

Not a video. Tap a day. It behaves the way the real app behaves, because it is built from the same design system.

Rosie · cleaner Online

One day at a time, and never the wrong day

A cleaner opens the link and lands on today. Not a dashboard, not a filter, not a login. The strip turns like a wheel so tomorrow and yesterday are one tap away, and the day they're standing in is always the biggest thing on the screen.

  • Same-day turnover flagged in amber, on every view that shows the day
  • Linen and towel sets counted from the party size in the feed
  • Guest names never reach the cleaner — or the database
  • Monthly inventory check and deep clean appear only when due

Turn the signal off. Keep working.

This is the part every competitor gets wrong, and the part a cleaner notices on day one. Most tools show a spinner and lose the tick. bàzilo writes it to the phone, queues it, and tells the truth about where it stands.

Signal On
Nobody else does this

The two-leg laundry engine

Off-site laundry has two legs — out and back — and they don't run daily. Sets leave on a Friday and return on a Monday, so a Sunday changeover can be short of linen while every clean on the schedule looks perfectly healthy. Turno, Breezeway, Doinn and Properly all stop at the clean. bàzilo keeps counting.

  • Knows how many linen and towel sets each property actually owns
  • Plans both legs against your real collection days — Mon/Wed/Fri, or whatever yours are
  • Forecasts the shortfall days out, while a set can still be moved between properties
  • Your laundry provider gets their own link — collections and returns, nothing else

What you actually get

Built for the job, not for the demo

Everything below is running in the pilot today. Nothing on this page describes something that does not exist yet.

🔄

Calendars that sync themselves

Point bàzilo at any iCal feed — Airbnb is what the pilot runs on, and the reader is a generic one. Every check-out becomes a clean. Amendments move it; cancellations remove it; a clean you nudged by hand stays nudged.

📲

No password, no App Store

Each cleaner gets a personal link. They tap it and they're in — on any phone, in any browser, in under five seconds. Add it to the home screen and it behaves like an installed app. Links expire, and you can revoke one instantly.

📶

Offline that actually works

Not "degrades gracefully". Ticks, notes, photos and clock-outs are queued on the phone and sent in order when a request genuinely succeeds. Nothing is dropped silently: a refusal names the job and counts the photos so the cleaner knows exactly what to redo.

📸

Photo proof, stamped at capture

Photos are compressed on the phone and carry the moment they were taken, not the moment they uploaded — so a picture taken in a basement at 11:04 still says 11:04 when it arrives at six that evening.

⏱️

Timesheets from the server clock

Clock in and clock out are stamped server-side, so a phone with the wrong time can't shift them. Every job carries the time it started, the time it finished, and who did it.

🔒

Guest names are never stored

bàzilo reads the party size out of the feed and discards the rest at the point of import. There is no guest name in the database to leak, to export, or to explain to anybody. Not a policy — the field does not exist.

🧴

Monthly checks that remember

An inventory count and a deep clean, per property, once a month — landing on the first clean after the month is up rather than on a fixed date. The cleaner sees an extra step only when it's due.

🚩

Problems reach you, once

A cleaner raising an issue messages you immediately, with the note they wrote — on the crossing into a problem, not on every save. The job card turns red until somebody deals with it.

🌍

English and Slovenian, per person

Each person on the team reads the app — and the messages sent to them — in their own language. A Slovenian cleaner working for a British host gets Slovenian; the host still reads English.

Three apps, one system

Everyone sees only their own job

Not one dashboard with permissions bolted on. Three purpose-built views, each holding exactly what that person needs and nothing they don't.

Host / manager

The desk view

Schedule, jobs, team, reports, settings. Month grid, per-property timeline, and every property overlaid on one calendar.

  • Reassign a clean, or move its date
  • Review photos and timesheets per job
  • Set checklists and linen counts per property
  • See who is on leave before assigning
Cleaner

The phone view

Today, then the week around it. Check in, clean, check out — three steps, one mandatory action, works with no signal.

  • Only their own properties and jobs
  • Which rooms to make up, and for how many
  • Proof photos and a note back to the host
  • Move a clean's date, with the host told
Laundry provider

The driver view

One link, one list: what to collect today and what to return. No properties, no guests, no schedule they don't need.

  • Collections and returns for the day
  • Set counts per stop
  • Confirm a leg as done
  • Nothing else is visible to them
The unglamorous part

Boring where it counts

Guest data minimised at import

Party size in, everything else discarded. Guest names have no field to live in, so a subject access request has nothing to find.

WCAG 2.2 AA, measured

Every text element's contrast is computed against its real background on the rendered page, not eyeballed in the CSS. The baseline is zero failures, and it's checked when anything changes.

Colour is never the only signal

A rating is a filled star against a hollow one. A finished job says so in words. It survives greyscale, and it survives colour blindness.

Data stays where you are

Single-tenant by design: your properties, photos and timesheets sit in your own database, exportable in full, not pooled with anyone else's.

No third-party scripts in the field app

Every library is served from the same origin as the app. No CDN, so no third-party outage and no cleaner's IP address handed to anyone.

Written down

Every release is described in plain language inside the product — no jargon and no field names — because cleaners read the same notes the host does.

The free first property is permanent, not a pilot perk — it does not expire when the pilot does. What changes with the pilot is the rate on every property after it: join now and today's discounted rate is locked in for as long as you stay subscribed, even once we move to standard pricing.

What counts as a property?

One bookable unit — a whole home, apartment, or private room you let separately. A house with two rooms guests book independently is two properties; the same house let as one whole-home listing is one.

What happens when the pilot ends?

Nothing, if you're already subscribed — your rate is locked for life. New sign-ups after the pilot closes pay standard pricing.

Does the discount apply to all my properties, or just the extra ones?

Once you're managing 6 or more properties, every property beyond the first free one bills at the lower rate — not just the newest additions.

Can I cancel anytime?

Yes. There's no contract and no notice period — cancel and you're not billed again. See "What if I stop paying?" below for what happens to your data.

Do you charge booking fees or take a cut of my revenue?

No. bàzilo is a flat fee per property. It never touches a guest payment or takes a percentage, the way some competitors add on top of the subscription itself.

What's the difference between the free plan and paid?

The free plan is capped at 1 property, 1 calendar feed, 3 team members, and email alerts. If you list on multiple channels (like Airbnb and Booking.com), need instant WhatsApp alerts, or want to keep your photo history past 30 days, you will need to upgrade.

The questions people actually ask

Do my cleaners have to install anything?

No. They tap a link you send them and they're working. If they want it on the home screen, their phone will offer that — and once it's there it opens without signal. There is no account to create and no password to forget or share.

What happens when a guest changes their dates?

The next sync picks it up, and the clean follows the new check-out. If you'd moved that clean by hand, bàzilo still recognises which changeover it belongs to, so it moves rather than duplicating — and a cancelled booking takes its clean with it instead of leaving one stranded.

Which booking sites does it work with?

Anything that publishes an iCal feed, which is nearly everything. The pilot runs on Airbnb feeds, and that's what's been tested end to end — including awkward real-world cases like all-day date handling, timezones and repeating blocks. If your channel gives you an .ics URL, paste it in and we'll confirm it reads correctly before you rely on it.

Is this GDPR-safe?

The design decision that matters is that guest names are discarded at import — there is no field for one, so there's nothing to breach or disclose. Your cleaners' names, contact details and timesheets are personal data and are yours; the data lives in your own single-tenant database and exports in full. We're not going to claim a compliance certificate we don't hold: if you need a DPA or a processing record for your own file, ask and you'll get one.

We're a cleaning agency, not a host. Does that work?

Yes. One place for every property you clean, whoever owns it, with your cleaners in one team, and each of them reading it in their own language. What you get on the Agency tier today is the operational system plus onboarding and a direct line — not a white label. If reselling under your own brand is what you need, say so and we'll tell you honestly where that stands rather than sell you a roadmap.

What if I stop paying?

You export everything — properties, jobs, photos, timesheets — and it's yours. No hostage period and no deletion clock. Your data isn't pooled with other customers', which is what makes a clean export possible in the first place.

Who built this, and why should I trust it?

It was built to run six real properties across two countries, by the person running them, because the alternatives all stopped at the clean. It's in daily use rather than in a slide deck. What it doesn't have is a thousand customers — which is exactly why the early places are cheap and why you'll get changes you ask for.

Every changeover, and the linen to finish it.

Six properties, two countries, no missed changeovers. Tell us how many properties you run and we'll set one up with you.
